Your Responsibilities
All of the conditions governing staircasing, including how we decide on the valuation of your property, are shown in buyers' charging document and mortgage deed which you signed when you originally bought your home. If you require a copy of this we can provide you with one. This document is registered at the Land Registry to secure the Homes and Communities Agency's interest in the property and to ensure the terms and conditions of the loan you received are adhered to. It is registered as second charge meaning that, if you sell your property, the Homes and Communities Agency will receive their money back once you have paid back your mortgage company. It also ensures that no one else can register money again the property that would rank above the LWI loan you received.
Your home may be repossessed if you do not keep up payments on a mortgage or any other debt secured on it.
