Clawback
Under the terms of the LWI scheme you must remain in keyworker employment for at least the first 3 years after you purchase your property unless you leave for one of the following reasons:
- Redundancy
- Retirement (provided the client has had at least 5 years continuous service as a keyworker).
- Within 5 years the client takes up a new employment position as a keyworker
- Consent of the employer is given to allow the client to take career break for 12 months (or up to 36 months in exceptional cases at the employer's discretion as well as our discretion) on the basis that the client will return to the employment at the end of the break.
This process is known as keyworker clawback. If you do leave your keyworker profession within the first 3 years and do not meet one of the above criteria you will have 5 years to pay back the LWI loan in full. You can do this by staircasing or selling on the open market.
For each of the first 3 years after you have bought your LWI property we will be carrying out a keyworker audit, writing to both you and your employer to ensure you are still a keyworker. It is a legal condition of your buyers' charging document and mortgage deed that you let us know in writing within seven days of changing or leaving your job.
